Your Garbett Homes Buying Guide

Buying has never been so easy! Simply follow these 8 easy steps.

Step 1 - Select a home style and location

Your Garbett Homes Sales Associate will help you find the perfect home style with the perfect home plan - just for you in one of our many award-winning communities with wonderful amenities like swimming pools, hot tubs and fully equipped exercise facilities. Our innovative home styles consistently with awards for creativity and architectural design.

Step 2 - Sign an offer, including earnest money

To secure your new home, you will be invited to make a $500 deposit, and to sign a real estate purchase contract provided by your Garbett Homes representative. This is fully refundable, if you decide to back out, but it gives you the peace-of-mind that the home is legally on its way to becoming yours.

Step 3 - Get pre-qualified with Garbett Mortgage

Once you have submitted your offer, contact Garbett Mortgage at (801) 456-2430. They will send a pre-qualification letter to your Garbett Homes representative within a few days of your application. This will start the process of getting your new home financed with a great interest rate. If you are already pre-qualified with another lender, that's fine, but at least let Garbett Mortgage see if they can get you a better rate with our in-house financing program.

Step 4 - Submit your construction deposit

After being pre-qualified by Garbett Mortgage, you will be asked to submit a $1,000 construction deposit. This money + the $500 earnest money go toward the down payment of your new home. If the home is already built and ready for you to move into, this step is not necessary.

Step 5 - Hold a pre-construction meeting

This is where the real fun begins! After choosing your flooring, cabinets, and counter-tops, we will hold a pre-construction meeting. There you will add your upgrades, make choices about appliances, phone/cable jack locations, etc., and complete your color selections. We then ask for 50% of your upgrade amount. If the home is already built and ready for you to move into, this step is not necessary.

Step 6 - Sit back and relax while we build your new home

Garbett Homes will now make your new home a reality. We will do what we do best - create the highest quality home tailor-made just for you. If the home is already built and ready for you to move into, this step is not necessary.

Step 7 - Hold a final walk-through

We are excited to show you the finished product! Your new home is 99% complete! Together we will walk through, open and shut doors & windows, turn switches on & off, and teach you how to operate and care for your new home.

Step 8 - Close on your new home, and move in

It's time to meet at the title company and sign the final documents. This is where your new home is transferred into your name. After your home has funded and recorded at the county, we will hand you the keys to your brand new home!
